Resident Frequently Asked Questions

  • Can you hold a place before I apply?

    No, unfortunately. A property is not removed from the market until we have an approved application and security deposit paid. Once the application is approved and the deposit paid, we cease showings/accepting other applications.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    The first month's prorated rent and the security deposit is required to move in. At times, based on credit history and/or rental history we may require a higher security deposit.
  • How old do you have to be to apply?

    Any party that will reside in the home age 18 and over is required to submit an application.
  • Is the deposit refundable?

    Yes, the security deposit is fully refundable provided that all move out requirements are met and there is no damage or past due balances. The only part of the security deposit that is not refundable is the cost for a locksmith to rekey the property and professional carpet cleaning if there are carpets. The costs associated with rekeying and carpet cleaning are automatically comes out of the security deposit prior to disbursement.
  • Who needs a guarantor?

    We require a Guarantor for each traditional college students and/or applicants 21 and under who do not have 2 years of rental history.
  • You have a property I want to rent. How do I apply?

  • How do I pay rent?

    We prefer online payments through your Tenant Portal. There you're able to pay via E-check. We do accept check, money orders or cashier's check in our office. Sorry, for the safety of our staff, we do not accept cash payments for rent and other monies due.
  • When is my rent due?

    If you are on our lease, rent is due 5 days PRIOR to the end of the month for which rent is due. For example: rent for January is due December 27th. NOTE: LATE FEES ARE POSTED TO ACCOUNTS ON THE 4TH DAY OF EACH MONTH REGARDLESS OF WEEKEND OR HOLIDAY.
  • I want to get a pet. What do I do?

    If you are not currently a Resident in one of our properties, you will be directed to a third party website to complete a Pet Application after you have completed the Online Application Process. Please note that there is a separate application fee due to the third party company. If you are a current Resident wishing to add a pet to your Lease, please contact our office to see if we allow pets at the property you rent. If allowed, you must complete the Pet Application.
  • I want to move out, but my roommate wants to stay. What do I do?

  • My lease expiration is coming and I want to move out. What do I do?

    If a lease renewal is an option, our staff will typically email you a lease extension email prior to the end of your lease, including any changes to the rent amount, etc. Please note: each of our leases are written to "roll month to month"  therefore, you lease doesn't just end.  Should you decide to move out, you are required to provide a notice at least 30 days in advance of your plans to vacate.   Please complete the form here.

  • Who is responsible for paying for repairs & maintenance requests?

    Unless deemed to be due to the negligence or damage from the Resident, the homeowner pays for maintenance/repairs. Please see our MAINTENACE FAQs for information on tenant repairs.
  • I've moved out - when will I get my security deposit back?

    Your security deposit and/or security deposit reconciliation will be mailed out 60 days from the day you returned possession or the last day of your lease – whichever occurred later.
  • What if I move out when your office is closed?

    Please drop keys in an envelope with the address, your name and your forwarding address through our door mailslot.
